Preparing Your Property For Photography Checklist:

Are you selling your home?

You don’t need to hire a stylist to make your house look attractive to potential buyers.

​

Just read my tips and invest a little bit of time!

​

This old saying certainly applies when selling your home. Potential buyers see numerous ads filled with tempting real estate for sale. So invest some time to bring your home to its full potential before you release it on the market.

​

Buyers often look at pictures and floor plans as the first step in their search. That’s why many agents and vendors hire a professional real estate photographer to shoot beautiful pictures inside and outside their home.

Your home's marketing is the most important piece of the selling puzzle. It begins with your preparation, paired with a great photographer/videographer. Having the items on this checklist completed will ensure that your home will be ready before I arrive. This move will enable you to get the most out of my time and expertise.

You've likely done a lot of work to get your home ready to sell. Don't fizzle out at the end when these details matter the most! Remember, great marketing leads to great offers!

Tips:

General Preparation:

Clean all windows

Remove any personal photos or belongings you do not want photographed

Remove pets from interior, we can move them around as we move from area to area

There is no need to light fireplaces as I can create this in post production

Make sure all lights and lamps are working, replace bulbs where needed

Remove any celebration or festive items as these will instantly date the photos e.g Christmas tree and decorations

Exterior and Gardens:

Mow lawn - within 48 hours of property photography

Weed gardens

Remove cars from driveways

Hide wheelie bins

Hide hoses

Remove clothes line if applicable 

Hide toys, pet food bowls and pet beds

If applicable - clean pool and hide vacuum and hoses

Open pool side umbrellas

 Living Room

 Dining Room

Arrange cushions neatly on lounge

Hide all remotes, game consoles and controllers

Declutter TV unit

Hide personal photos and belongings

Make sure all lights and lamps are working

Remove any pet beds and toys

Ceiling fans off

Place all chairs evenly around the table depending on the size of the table

Clean table

Declutter sideboard

Use a centrepiece for the table such as a vase with flowers

 Bedrooms

 Bathroom and Ensuite

Keep all curtains and blinds open

Make beds neatly and arrange pillows evenly

Remove any clutter from under the bed

Hide personal photos and belongings

Close all drawers and cupboards

Make sure all lights and lamps are working

Hide any clock radios on bedside tables

Ceiling fans off

Clean all vanities and hide plugs

Clean shower screen and mirrors

Hide all shampoo, conditioner, body wash bottles and loofers

Toilet seat down

Remove bins, air freshner cans, bath toys and toilet paper + holders.

Colour match towels - solid colours work best

Make sure all lights work

 Kitchen

Extra Tips

Clean and declutter benchtop to show space

Hide sponges, tea towels, oven mits and knives

Move bins out of sight

Clear sink and plugs

Remove all fridge magnets

Hide toaster and kettle

Clean all stainless steel of any fingermarks

Large personal photos on walls can stay as I can replace these in the editing process.

I do not photograph in storage areas or inside garages, so they are a good place to hide excess things.

It's best to plan to leave your home and give me a

non-occupied space to work with. It also helps me not to get distracted. Even if you're shuffling from room to room to "stay out of the way," it can be very distracting. You will get the most out of the process if the home is unoccupied.
